Treat any single figure as a rough marker, not a price. The guides build their ranges from different data, and none of them is specific to Memphis.

Why your price will differ

The cost guides name the same drivers: the pest, how big the infestation is, the size of the house and lot, how hard the nest is to reach, and how many visits it takes. A few notes on the jobs Memphis homeowners ask about most:

Termites

Memphis termite work is subterranean termites, treated with liquid soil treatment or bait systems. A crawlspace house with many piers takes more labor than a small slab. The first-year price includes the treatment; after that you pay a renewal for the contract, which people here call a bond. Ask for both numbers in writing. See termite control and termite bonds.

Rodents

The exclusion line is the part that keeps them out. Older houses, which are most of Midtown and South Memphis, tend to need more sealing (Census ACS 2020-2024 on our data page). See rodent control.

Bed bugs

The highest range in the table, because it usually takes more than one visit or a full heat treatment. I would not try to save money here with a fogger. See bed bug treatment.

Mosquitoes

Sold by the season. Big wooded lots cost more than a small yard. Dump standing water first; it is free. See mosquito control.

One-time visit or a plan

For a single wasp nest or a few crickets, a one-time visit is cheaper and enough. A quarterly plan makes more sense for ants, roaches and spiders that keep coming back, which in a climate with about 92 nights a year at 70°F or warmer (NOAA, 1996 to 2025) is a real pattern. The tradeoffs and contract terms are in one-time vs quarterly pest control.

How to compare quotes

  • The Tennessee Department of Agriculture's advice, if you don't know the company: always get three bids or check the Tennessee Department of Agriculture website for a list of chartered companies.
  • Compare what each visit includes, not just the price.
  • Ask what a re-service call costs between visits.
  • For termites, compare the renewal price and what the contract covers if they come back.
  • Get the price and the contract length in writing before any treatment.

The state does not regulate prices; the Department of Agriculture says pricing and payment disputes go to the Division of Consumer Affairs (615-741-4737). Signing at your door? Read door-to-door pest contracts first.

Questions homeowners ask

This Old House lists termite treatment at $250 to $1,000 nationally, with a bond adding $500 to $2,000.
